NEW TENANT AT CAPITAL PARK
A third occupier has this month taken space at the CPC1 building at Capital Park, Cambridge. Land Securities Trillium has taken 1,250 sq m (13,450 sq ft) on the first and second floor on behalf of the Department for Work and Pensions. The Department will use the space as a regional office. Land Securities Trillium has taken a ten-year lease at a rent of £210 per sq m (£19.50 per sq ft).
James Orr from Land SecuritiesTrillium explains why they chose Capital Park
"Capital Park combines high quality accommodation with good amenities for staff and plenty of car parking. The Park has good access to the M11 and the centre of Cambridge but it's just far enough out to be away from the worst of the traffic congestion."
Gary Marcuccilli of Capital & Counties commented; "We are delighted that Trillium and the DWP have chosen to come to Capital Park. Nearly two thirds of CPC1 has now been let which in a difficult market is, I believe, a testament to the quality of the product we have at Capital Park and to the flexible letting packages we are able to construct to suit a variety of tenant requirements."
CPC1 has been built to a high quality specification in two wings joined by an impressive atrium reception area. The three-storey air-conditioned building has 229 parking spaces: equivalent to a generous ratio of one space to 213 sq ft net.
Set in 16.2 ha (40 acres) of mature landscaped grounds, Capital Park is a joint development by Capital & Counties plc and regional developer MPM Properties.
A further 1,756 sq m (18,900 sq ft) remains available at CPC1: flexible packages are available on suites from 279 sq m (3,000 sq ft). Two further buildings are planned for Capital Park.
