NEXT PHASE OF CAPITAL PARK, CAMBRIDGE, ANNOUNCED
Work is due to start this month (June) on a new 39,000 sq. ft. office/R&D building at the 40-acre Capital Park, a joint venture by Capital & Counties and MPM Properties three miles south east of Cambridge.
The building, CPC4, designed to provide flexible accommodation, will feature office/R&D space on two levels and a two-storey glass reception area and have 167 car parking spaces. Completion is due in May 2006.
Capital Park has consent for a total of 250,000 sq. ft. of business space. Over 180,000 sq. ft. has been built and let so far. Tenants currently represented include i2 Ltd, Trillium, CSCI and LCC Deployment Services.
Joint selling agents for CPC4 are Mike Ayton, of CBRE, and Will Mooney, of Jeffersons Commercial.
Gary Marcuccilli, director of Capital & Counties, said: "Following the completion of the letting of CPC1 during 2004, there is now a dearth of good quality space on the south side of Cambridge. Levels of take-up across the region increased significantly in 2004 and we are beginning to see signs of confidence returning to the venture capital market and an upturn in corporate activity including mergers and acquisitions. We believe that this will translate into increased demand for office space in 2005 and 2006 and we aim to ensure that Capital Park is in a position to deliver the high quality space that will be needed at that time."
